Bristol's industrial market has two very different halves. Avonmouth and Severnside, beside the M5 and the docks, are big-box territory: the 1,800-hectare enterprise area holds distribution centres for Amazon, Tesco, Lidl, Next, DHL and The Range, with estates such as Central Park and Access 18 and a new M49 junction due in 2026. Closer to the centre, the older estates are where most small and mid-sized businesses trade: St Philips and St Philip's Marsh east of Temple Meads, Whitehall Trading Estate near M32 Junction 3, Brislington along the A4 Bath Road, and the trade counter parks on Hengrove Way to the south. Further out, Yate, Warmley and Portbury add newer units and land. Supply is short everywhere, and much of the city's recent availability sat in two large schemes, Panattoni Park and Mountpark 360. Space runs from small workshops in Easton and Brislington to large warehouses in Avonmouth and Yate.
Business character
Bristol's business base splits by geography. North of the city, around Filton, Patchway and Almondsbury, is the engineering and corporate belt: the Filton Enterprise Area covers 100 hectares and is anchored by Airbus, Rolls-Royce and GKN, Defence Equipment and Support occupies Abbey Wood, and Aztec West beside M5 Junction 16 houses over 100 companies and around 7,000 staff, including names such as EE, Allianz, HSBC and Virgin Media. The city centre is professional and creative: Hargreaves Lansdown and Ovo have taken large new buildings in Temple Quarter, Lloyds Banking Group sits at Harbourside, and the media and animation cluster around Aardman and BBC Bristol gives the city one of the strongest creative sectors outside London. West of the centre, Avonmouth and Severnside are about volume: Amazon, Tesco, Lidl, Next, DHL, The Range and Royal Mail all run distribution operations there, feeding off the port and the motorways. The public sector is large too, with Bristol City Council, the two NHS trusts and two universities among the biggest employers, and a dense layer of independent shops, cafes and small workshops fills the inner suburbs of Bedminster, Easton, St Philips and Gloucester Road. Other significant employers include GKN Aerospace (Filton), Ministry of Defence, Ovo Energy, Aardman Animations, University of Bristol, University of the West of England, North Bristol NHS Trust, University Hospitals Bristol and Weston NHS Foundation Trust and Bristol Port Company.

Market context
The office market is the story. Bristol's prime headline rent held at £52 per sq ft in the second quarter of 2026, up 6.1 per cent on the year, with Grade A vacancy at 2.5 per cent, and overall vacancy is 8.5 per cent with only 129,439 sq ft of Grade A space available, and Graphcore's 68,500 sq ft letting at 1 Georges Square was the largest deal of the quarter. With no new speculative office scheme in the pipeline after the Welcome Building, agents expect the headline to rise further, and the gap between the best buildings and everything else is wide. The top end of the market is in BS1 and BS2, with much cheaper space in the northern business parks and the inner suburbs. Industrial space is scarce close to the centre. Two large schemes, Panattoni Park and Mountpark 360, accounted for over 60 per cent of Bristol's available industrial supply in early 2025, and older estates in St Philips, Brislington and Avonmouth let quickly. Alder King puts prime industrial headline rents across Greater Bristol at £9.75 to over £14 per sq ft depending on size and location, with the tightest supply around Avonmouth, Severnside and Access 18. Small starter units on inclusive terms sit at the lower end of the market. Retail is two-tier: the city centre core and Cribbs Causeway hold the multiples, while the independent streets in Clifton, Gloucester Road, Bedminster and Southville trade strongly. Rents are highest in BS1.
